It may be due to a lease expiry, break or a change in size relative to their accommodation, or the need to make savings on existing costs. There may also be strategic value in relocation because of corporate activity or future expansion. Our aim is to advise our clients on identifying the right premises and optimising the value that they are able to extract out of a property transaction. We are able to use our knowledge and experience of commercial negotiations to achieve the best terms for both the financial and legal aspects of the transaction.

The search

The AOS Studley Real Estate team have over 80 years combined experience in London and National office acquisitions on everything from high-specification corporate headquarters to period warehouse conversions. We understand the need for the style and location of an office to reflect the personality of the occupier. Beyond appearances we also know that the building must be correctly sized, priced and specified for our clients.

Lease planning

Once a lease has been signed the terms of the lease cannot be easily varied and an occupier must abide by the terms for the duration of the lease. It is therefore critical that a set of Heads of Terms are produced which serve in the tenant’s best interest when it comes to rent reviews, subleasing, dilapidations and notices. Once the Heads of Terms have been agreed we work with the appointed solicitors to ensure that these terms are implemented into the final lease.

Relocation management

The relocation process will possibly involve the expertise of a number of parties including the solicitor, project manager, telecoms provider, building control and most importantly the occupier. It is essential that all the parties are properly coordinated and managed to ensure a successful outcome.
